The market sales rate, or absorption rate is based on the total number of homes currently for sale, divided by the total sold in the same time period. When the 90 day trend line falls below the 20, Dublin is in a "Buyers Market". When the 90 day trend is above 20, Dublin is in a "Sellers Market". Currently, about 10 homes are sold per week in Dublin, therefore it would take about 3.0 weeks to sell all the homes if no new homes come on the market.
